The foundation on this spec home has been poured, and it includes more than just the standard tar waterproofing. “We use what is called Delta Waterproofing System,” said Brian DeMarco, owner of DeMarco Custom Homes. “Most builders use the standard tar method of water proofing the foundation wall, which keeps water out. That works well until it gets dry and brittle after many years. Then it tends to crack with the movement of the concrete walls in the basement and lets water in. With our foundation, however, a perforated rubber membrane goes around the entire foundation wall in addition to the tar damproofing. This keeps water out—it has to go through that membrane first before it even gets close to the tar coating. So our homes have double protection against water leaks.”
And the home is built from bottom to top with quality. “While a lot of builders use prefab truss roofs, ours are what is called stick-built construction roofs, using a thicker dimensional lumber, built to fit each home’s particular construction and allowing us to increase the R-value of the insulation that is installed,” said DeMarco.
Between the excellently built foundation, upgraded insulation, energy efficient Pella windows, and dual zone 90+% high efficiency furnaces, you have a 5 Star Energy Efficient home. “We have a company calculate the R-value of the entire home—plywood, roofing, concrete, windows—and they give values of each room’s energy efficiency. Then we can select the furnace set up that is most appropriate for the home to maximize energy efficiency and comfort,” said DeMarco.
Not only will the furnace be energy efficient, but the home will include dual zone heating and air conditioning. “So often when you have two stories, you can’t balance the temperature upstairs and downstairs—it will be 74 degrees on the first level and ten degrees warmer upstairs. Zoning makes the entire home comfortable, since you can set the thermostat on each level to the temperature you’d like,” said DeMarco.
